Communal repairs and maintenance

Where authorised, the Council will manage repairs and maintenance on your behalf and may carry out a visual inspection of common parts periodically to identify necessary repairs and maintenance required to preserve the fabric of the building.

In most cases homeowners will be responsible for a share of the cost of common repairs and maintenance of the common parts.

The cost associated with any repairs below the pre-authorised limit will be included within your annual statement. Other repairs carried out with prior agreement of owners will be invoiced separately.

Examples of emergency repairs may include

  • a loose roof tile/covering which is dangerous
  • a loose rhone hanging over doorways and common paths
  • burst pipes within communal areas
  • leaking waste or sewage pipes
  • failure of all stair lighting
  • repairs to secure door entry system
  • defective door closer on communal door
  • defective windows.

The Council in its role as property factor reserves the right to determine what constitutes an emergency repair and how this is actioned based on the information available to it at the time.

Examples of non-emergency repairs may include

  • faulty stair light(s)
  • cleaning to guttering where moss/silt has gathered
  • damaged roof tiles/covering which need replaced where there is no water ingress
  • leaking gutters.

Please note you are responsible for repairs and maintenance within your own home whether emergency or otherwise. Factoring Services are for repairs to common parts only.

Repair target times

Emergency repairs: target time 24 hours

Emergency repairs are those which if left unattended may seriously affect the structural integrity of the property, the occupation of the property, constitute a danger to public health and safety or compromise the security of the premises. The Council will initiate the repair within the timescales where no other owner has exercised their right to take action to attend to the repair.

Routine: target time one to 30 working days or per contract

Routine Repairs are those where there is little or no risk to homeowners or residents and timescales will be subject to nature and extent of works required.

Planned maintenance: target time subject to consultation

Planned maintenance will be programmed after agreement with owners. This work may include, for example,

  • painter work
  • replacement of roof coverings.
